A while ago, I sold a 55+ midcentury modern style stock co-op in Desert Braemar, Rancho Mirage, to a very nice Canadian couple.
Purchasing a unit in this senior community is somewhat different than buying real estate. Let me explain some of the differences and the buying process, for those of you considering a stock co-op.
1. CASH OFFERS ONLY. All sales are cash only. You are not buying real estate. You are buying a stock certificate, or share in the entire development.
2. INTERVIEWS and ACCEPTANCE. Once a buyer makes an offer and the offer has been accepted by the owner, Desert Braemar then interviews the prospective buyers, who must be approved by the stock co-op before they are allowed to purchase a unit.
2. NO ESCROW or TITLE: Since the buyer is purchasing a share of stock in the entire development, there is no escrow or title, or escrow fees or title fees. Desert Braemar does charge a $1,000 transfer fee to buyers before closing. Upon closing, the new owners are issued a stock certificate by Desert Braemar.
3. MONTHLY HOAs and LEASE: Once a homeowner purchases a unit, they then pay a monthly HOA or lease fee, which is approximately $622 a month. This includes the property taxes and other amenities.
4. RENTALS: If you decide to rent out your unit for seasonal, vacation rentals (1 month minimum stay) Desert Braemar has an on-site Rental office that handles rentals of units for owners.
Desert Braemar is located on Highway 111, between Frank Sinatra Drive and Country Club Drive and is the only 55+, midcentury modern, gated community in the desert.

It’s nearly impossible to drive or walk through any Palm Springs neighborhood, these days, without seeing one of these Desert Water Agency’s Turf Buy Back program signs. The water conservation program was launched August 1, 2014.
I spotted this sign on my walk around the Canyon View Estates neighborhood this morning and thought I would share it with others who might not be aware of the city’s water conservation program.
The program requires property owners to fill out an application and successfully complete a pre-conversion site inspection with DWA. Residents are eligible for a $2 per square foot rebate of up to $3,000 for the removal of their lawns.
In addition, once you have converted your yard to desert landscaping (xeriscaping), you will likely see a dramatic decrease in your monthly water bill. We removed our grass many years ago and even though we have a private pool and spa, our monthly water bills average $25 a month. It’s not unusual for our friends, with grass lawns, to pay five to 10 times that much per month for water!
